What marketing is provided with the basic listing service?
Your home will be posted on your local MLS database, reaching the real estate agents in the area. These agents will present your home to qualified buyers and begin to show your home. Your listing will also be uploaded directly to Realtor.com and numerous other local and national websites.
How much do I have to offer to a buyer's agent?
Traditional listing compensation structures will "split" the commission between the listing agent and the buyer's agent. Therefore, if you are paying 6% at the closing, the buyer's agent would normally expect about half or 3%. With EZ Choice MLS, to list and market your home we charge as little as $99! We then recommend that you offer around 3% to a buyer's agent in the MLS. This will insure that agents will be motivated to show your home to potential buyers. However, the choice is yours to make and you may offer more or less than 3% depending on your desire and situation.
What type of customer support will I receive from EZ Choice MLS?
From the moment you list your property you will be assigned a licensed Realtor to assist you with your listing. You will be available to speak with them throughout the term of your listing. They will be able to assist you with general questions about your listing, however, if you need additional support you are able to purchase any of our additional options.
What if I decide I need more help later but I only want the basic listing now?
At any time during the term of your listing you may log-in to your account and select additional marketing materials or additional consultation packages.

What happens when someone calls off a sign or internet ad about my property?
Every time someone contacts our office about your listing, the LEAD will be forwarded directly to you by e-mail for follow-up. You will then have an opportunity to show them your house and hopefully secure them as a buyer! If this buyer is not being represented by an agent you will be able to avoid ALL BUYER'S AGENT COMMISSIONS! If you are not comfortable working with the leads that are generated from your listing, please contact our office as we will be able to work something out with you on the commission if that lead buys your property. What happens when a realtor wants to show my property?
Realtors will contact you directly to show your property and schedule a time directly with you. If you have selected our Showing Assistance Package Realtors will contact our office and one of our professional staff members will schedule the time with you and follow up with every showing for feedback.
What happens when I find a buyer?
Once you locate a buyer for your property, either through another Realtor or on your own, simply contact our office to inform us of your situation and we will assist you further. If you would like one of our licensed Realtors to provide contracts and/or assistance with buyer and/or the other agent, simply log-in and select one of our additional options! It's just that simple.
What if I wish to cancel my listing?
If, at any time during your listing, you wish to cancel or terminate your listing, simply contact us by phone or e-mail and we will terminate your listing without penalty. If you wish to cancel your MLS listing within the first 3 days, we do offer a refund. Money Back Guarantee Details
What if I want to make changes to my listing?
If, at any time during your listing, you would like to make changes to your listing, please e-mail the changes to info@ezchoicemls.com
How long is the listing term?
The initial listing term runs for a period of 7 months, however, there is no penalty if you sell the home or elect to cancel.
What is a short sale?
A short sale is when your lender agrees to accept less than your loan payoff. You must speak to your lender to see if they will agree to a short sale. If you would like to be referred to a Realtor that specializes in short sales please contact our office.
What if my listing doesn't sell?
If your property does not sell for any reason during your initial listing term your MLS listing will automatically terminate and you will owe us nothing.
Will there be paperwork I need to complete to list my property?
Yes, after your online registration is complete you will be directed to the correct listing contract and addendums that you can fill out.
How do I determine my asking price?
Your price should be determined by assessing the sale price and asking price of the properties surrounding you that are comparable to your property. If you require assistance with pricing your property, simply select the CMA option and one of our licensed associates will prepare a market analysis of your property and surrounding community to help determine the best asking price for your property. You are under no obligation to use our recommendation. It is simply a tool to help you assess the market.
What are the differences between EZ Choice MLS and a Traditional Real Estate Office?
EZ Choice MLS offers all same services, the very same marketing and superior customer support, but utilizes a different and more progressive pay structure! Our experienced staff of licensed Real Estate agents are available to assist you throughout your entire listing but rather than paying one large commission we simply provide a way for you to pay only for the tools you need. What is the MLS?
The Multiple Listing Service is a database of properties available for sale or lease, offered by Realtors and Real Estate offices in your area. This database then becomes available to thousands of potential buyers looking for a property just like yours!
How do I get reimbursed my initial EZ Choice MLS listing fee when the property is sold by an agent through the MLS?
It is common practice for the listing office/broker to charge a nominal fee to the buyer's agent/broker at the time of closing for MLS maintenance, inputting and reporting. EZ Choice MLS, does not charge this fee without your permission. If you permit us to charge this fee to a buyer's agent/broker, by checking the corresponding box, and the property is sold through the MLS it will be deducted from their commission check at closing. Upon receipt of this fee, we will send you a full refund of your initial EZ Choice MLS listing fee.
